Malls and big box stores are continuing to go out of business due to a stronger reliance on ecommerce. MVE + Partners, a leading architecture firm, with a significant presence in Southern California, is building new thriving mixed-use complexes in a location that is seeing significant demand for housing with retail on premise.
Overland and Ayres – Opened in September 2025, the 200,000 square foot luxury residences in West Los Angeles is a new construction project replaces a former Macy’s parking structure. MVE incorporated a design that appeals to the surrounding communities while delivering a building engineered for modern living. On the side of the building that faces Ayres Avenue, MVE designed townhomes to acclimate to the quieter side of the block that is surrounded by single-family houses. On the other hand, many of the apartments are on Overland Avenue – a larger commercial street. The 201-unit stucco building delivers a full suite of amenities and retail on the ground floor.

3rd and Fairfax (in progress) – the new construction project replaces a former Kmart and brings 311 apartments alongside 85,000 square feet of new commercial space. Like Overland and Ayres, 3rd and Fairfax brings a full suite of amenities while anchoring a two-level specialty grocer and additional storefront cafes and shops. An enhanced setback on 3rd Street will expand the public right-of-way and allow for seating, sidewalk dining, and enriched hardscape and landscape features.
